And your own home, what is it worth?

Value my property

Statbel median house price 2025 and change since 2020 (price map estimate below 16 sales, shown as “about”). Car journey without traffic to the Grand-Place (OSRM on OpenStreetMap). Nitrogen dioxide 2024 (IRCEL-CELINE). Buildings in flood zones (SPW, Brussels Environment, VMM). Home burglaries (federal police and Statbel). Primary and secondary schools (French Community, Flemish education authority) per 10,000 inhabitants, ranked within each region: the French Community counts school sites, Flanders counts institutions, the two figures cannot be compared.

A low price counts as a strength here, and so does a rising price (the municipality gains value): the two can contradict each other, on purpose, everyone chooses what matters to them.

Frequently asked questions

Pick two municipalities. Each one gets a score out of 10 in seven categories (affordable price, price rise over five years, drive to Brussels, air, flood zone, burglaries, schools): the score shows where it ranks among all Belgian municipalities. The better score takes the point; less than half a point apart, nobody scores. The link under the score opens the full comparison: prices by property type, neighbourhood scores, EPC and demographics.
Prices come from Statbel, the Belgian statistical office, municipality by municipality and year by year. Car journeys come from OSRM on OpenStreetMap, air from IRCEL-CELINE, flood zones from the regional maps, burglaries from the federal police, schools from the French Community and the Flemish education authority. The neighbourhood scores and EPC data of the full comparison come from Belgian open data.
Two at a time. Change one of the two municipalities to play duel after duel, or share the duel image to ask what others think. The “Find your ideal municipality” page ranks every municipality at once by your criteria.
In the duel, a score out of 10 is a rank: 10 means among the best municipalities in the country on that point, 5 means in the middle. Schools are ranked within each region, because the two education networks do not count their schools the same way. In the full comparison, neighbourhood scores run from 0 to 100 and assess transit, schools, shops, green space and walkability.
