Work out the rental yield of a listing

Why you copy the figures by hand

A listing gives an asking price, not a sale price. By copying the price, the floor area and the municipality yourself, you know exactly what goes into the calculation. The comparison prices are real sales, recorded by notaries and published by Statbel.

How to read the gap with the municipality

The median splits sales in two: half sold for less, half for more. The quartiles show where the cheapest quarter and the most expensive quarter lie. A price in the most expensive quarter is not always too high, but it needs a reason: a recent renovation, a large floor area, a sought after street.

From yield to the price to offer

The yield at the asking price tells you what the property brings in if you pay the listed price. The maximum price tells you how high you can go and keep the yield you want. The gap between the two is your room to negotiate.
