Every ongoing public auction in Belgium is tracked continuously: starting price, municipality, property type, session date.

2. Discount score

Each lot is compared with the real median price of its municipality, from the notarial deeds published by Statbel for all 581 municipalities. EPC and estimated rental yield complete the sheet.

3. Weekly edition

Every week you receive the ranking of the country's largest discounts, with a direct link to each sale. No filler: only lots and numbers.

Methodology and limits, stated plainly

The discount score compares a lot's starting price with the median of real sales in its municipality (Statbel, notarial deeds), the same benchmark that powers our 581 price pages. The score replaces neither a visit nor a survey: a property can be cheap because it needs heavy renovation. Our job is to surface the lots that deserve your attention, not to decide for you. We take no commission on any sale: the subscription is our only revenue.

What exactly is Immolytics Pépites?

A weekly radar for Belgian public auctions. Every ongoing auction is cross-referenced with the real median price of its municipality (Statbel data for all 581 municipalities) and ranked by discount. You receive the edition by email every week.

Where does the data come from?

Public auctions are tracked on Biddit, the official platform of Belgian notaries. Reference prices come from Statbel, which publishes real notarial deed prices per municipality. The same data powers Immolytics' price pages.

Is this investment advice?

No. We publish a factual indicator: the gap between a starting price and the municipal median. We recommend no purchase, we do not know the interior condition of the properties, and a favourable score guarantees no capital gain. The decision and the checks remain yours.

Why public auctions?

Because it is the least efficient segment of the Belgian market: low visibility, austere presentation, few buyers, and starting prices regularly far below market. That is exactly where a price benchmark per municipality is worth the most.

When do editions start?

The founding cohort opens once the waitlist reaches critical size. Waitlist members receive the first editions before anyone else, and joining the list is free and without commitment.

Can I cancel?

Yes, at any time; the subscription ends at the close of the paid period. The founding price is kept as long as the subscription is not interrupted.
