Every price shown on Immolytics comes from official Belgian sources. We do not construct speculative estimates — we process data from Statbel (General Directorate of Statistics) and the Royal Federation of Belgian Notaries.

Data sources
Property prices come from Statbel via notarial deeds registered since 2010. This data covers sales of houses, apartments and villas across more than 580 Belgian municipalities. EPC data (energy performance) comes from regional registers: CWAPE for Wallonia, Leefmilieu Brussel for Brussels, VEKA for Flanders. Socio-economic data (median incomes) comes from IBSA/BISA and Statbel.
Median price calculation
The median price is calculated across all transactions for the year or quarter after removing outliers using the IQR (Interquartile Range) method. For municipalities with fewer than 5 transactions in the period, we do not display a median price but an estimation indicator based on neighbouring municipalities. Values are expressed in current euros.
Confidence score
The confidence score (1 to 5 stars) reflects the transaction volume on which the median price is based: ≥ 50 transactions = 5 stars, 20–49 = 4 stars, 10–19 = 3 stars, 5–9 = 2 stars, < 5 = 1 star. A low score means the median price is less statistically reliable.
Update frequency
Statbel publishes notarial transaction data with a 3 to 4 month delay. Immolytics integrates this data as soon as it is published. The application cache is refreshed every 24 hours. Regional EPC data is updated twice a year.
EPC data and energy performance
EPC certificates (Energy Performance of Buildings) have been mandatory in Belgium since 2011. We display the distribution of EPC labels (A++ to G) per municipality, allowing comparison of the energy efficiency of the local property stock. This data is particularly relevant for estimating potential renovation costs.
