Price of the day: guess house prices, one Belgian municipality at a time
Price of the day is a free game in five rounds. Four times, you say whether a house costs more or less in one municipality than in another. In the fifth round, you move a slider to the price of a house in a large municipality of your region, or where you live if you have already looked at your municipality's page. The prices are the median prices of the houses sold in 2025, published by Statbel. The score goes from 0 to 5 and is compared with today's other players.
Everyone plays the same game today. A new one starts tomorrow at midnight.
How a game works
Each round shows two municipalities. For the first one, the median price of a house is written. For the second one, it is hidden: you say whether a house there costs more or less. The four duels get closer as the game goes on, and the last one is decided by a few percent.
The fifth round is played where you live. If you have already looked at a municipality page on Immolytics, that municipality is the one you get. Otherwise, it is a large municipality in your region. You move a slider to the price: one point if you are within 10% of the real price, half a point within 20%.
Everyone who reads the site in the same language plays the same game on the same day. Your score, your streak of days and your games stay in your browser. The daily ranking counts finished games, with no data about you.
Where the prices come from
Each price is the median price of the houses sold in the municipality in 2025, as published by Statbel from the notarial deeds. Statbel only publishes this price when the municipality has at least 16 sales in the year: 570 of the 581 municipalities have a published price for 2025.
The municipalities in the duels are the ones people know: at least 15,000 inhabitants and 40 houses sold in the year, the 18 municipalities of Brussels with a published price, and the cities of at least 60,000 inhabitants in the other region. In English, the game uses the cities of at least 30,000 inhabitants in all three regions; in French it is played mostly in Wallonia and Brussels, in Dutch mostly in Flanders and Brussels.
Why a house costs twice as much twenty kilometres away
The median price of a house ranges from under €100,000 to almost €800,000 depending on the municipality. Jobs, travel time to the big cities, the age of the houses and the number of new builds count at least as much as the region. Two neighbouring municipalities can have very different prices.
To understand a price, look at the municipality page: the evolution since 2010, sales by property type, the neighbouring municipalities and the energy certificate of the homes. To find out what your house is worth, the free valuation starts from these same prices and adds the features of your property.
