Have your property valued by a property valuer

For an inheritance, a gift, a division of assets or a divorce, the value of your property often has to be justified in writing. A property valuer visits the property and gives you a signed report. Leave your request: one valuer from your area calls you.

Request a property valuation

It takes two minutes. The request is free and commits you to nothing.

Why do you need a property valuation?
In which municipality is the property?
What type of property?
When do you need it?

We send you a code by text message to confirm your request. Then one property valuer from your area calls you.

Your request is free and commits you to nothing. You can withdraw your consent at any time by replying to our emails. Our privacy policy

How it works

  1. You fill in this form and confirm your request with the code you receive by text message.
  2. One property valuer from your area calls you, tells you the fee and arranges a visit with you.
  3. The valuer visits the property in its actual condition, land included, and gives you a signed valuation report.

What is a property valuation for?

A valuation report gives the value of your property on a given date and explains how the valuer set it. It is mostly needed in three cases.

  • An inheritance: the heirs declare the value of the property they receive, and inheritance tax is calculated on that value.
  • A gift: gift tax is also calculated on the value of the property given.
  • A division of assets or a divorce: everyone must be able to rely on the same value to share fairly.

In Flanders, for an inheritance or a gift, the Flemish tax authority (VLABEL) must follow the valuation of a valuer it has approved.

The online estimate is still useful to know the order of magnitude before calling a valuer. It is calculated from real sales in your municipality, without a visit. Get a free online estimate

How much does a property valuation cost?

There is no official fee scale: each valuer sets their own price, depending on the property and the type of valuation. Ask the valuer for their price before the visit.

Frequently asked questions

A property valuer or a notary. In Belgium, valuing a property is not reserved for one profession: the law reserves boundary marking and plans for chartered surveyors, not valuation. For an inheritance or a gift in Flanders, the safest choice is a valuer approved by VLABEL, because the tax authority must follow their valuation.
Yes. The request is free and commits you to nothing. The valuation itself is paid for: the valuer tells you the fee, and then you decide.
One single property valuer from your area, and only if you ticked the consent box. They are never sent to several professionals. You can withdraw your consent at any time by writing to contact@immolytics.be.
It gives a good idea of the price, but it does not replace a report signed by a valuer who has seen the property. That report protects you if the declared value is challenged.
It depends on the valuer and their schedule. Usually the visit takes about an hour and the report follows a few days later. Say in the form when you need it: the valuer will know before calling you.
Not for an inheritance, a gift or an amicable division. A sworn expert has taken an oath before the courts: a judge appoints one in a dispute. For an inheritance tax return, you need a signed and reasoned report, and in Flanders preferably one by a valuer approved by VLABEL.
