This map shows the median sale price in every Belgian municipality, year by year, from 2019 to 2026. Pick a property type (house, apartment or villa), then start the animation or move the slider. Prices come from Statbel, Belgium's statistical office.
Source: Statbel (Directorate-General Statistics), sale prices registered by notaries, CC BY 4.0 licence.
Each municipality shows the median price Statbel publishes for the year: half of the sales were below that price, half above. "House" covers all houses (2, 3, 4 or more facades), "Villa" only houses with 4 or more facades. Statbel publishes no median below 16 sales, so the municipality then stays grey. Municipalities merged on 1 January 2025 show the series of their new municipality.
For 2026, Statbel has only published the first half: the map shows the median of sales from January to June 2026.
Frequently asked questions
Where does the property price data come from?▼
From Statbel, Belgium's statistical office, which publishes the sale prices registered by notaries under a CC BY 4.0 licence. Statbel updates these figures every quarter.
Why do some municipalities appear in grey?▼
A municipality is grey when Statbel published no median price for that property type and year, which happens below 16 sales. It is common for apartments and villas in small municipalities.
What is the difference between median and average price?▼
The median price splits sales into two halves: one half sold below it, the other above. It depends less on exceptional sales than the average and better describes the typical price.
Why does the map start in 2019?▼
The animated map focuses on recent years. For the full series since 2010, municipality by municipality, open the relief price map.
