Mortgage rates in Belgium: August 2026

In August 2026, the average rate on a new housing loan whose rate is fixed for more than ten years was 3.53%. It was 3.16% in August 2025: it has gone up in a year.

These are averages published by the National Bank of Belgium, not offers. Each bank sets the rate for a file based on your income, the share of the price you borrow and the property. Immolytics is neither a bank nor a broker.

How to read these figures

These are the rates on new contracts signed during the month with banks based in Belgium, averaged and weighted by the amounts lent. They include neither outstanding balance insurance nor arrangement fees.

A month's figures come out a few weeks after it ends. This page shows the National Bank's latest release.

A variable rate follows a reference index published every month in the Belgian Official Gazette. The law requires the maximum rise to be written in the contract and to be no larger than the possible fall (Code of Economic Law, article VII.143).
