Rent estimator

You see the amount half of the flats or houses in your municipality went for in 2025, from the rents declared to the FPS Finance. It is a starting point for setting your rent, not the rent for your property.

Choose a municipality and a type of home. You also see the neighbouring municipalities and the official website for your Region.

Type of home

Choose a municipality to see its rents.

Do you want to let out your property?

An agency in your area calls you to tell you how much to ask and, if you wish, to handle the letting. The call is free and you do not sign anything.

What you want

Choose your municipality first, higher up the page.

Do you also want the agency to manage the property once it is let?

A code is sent to you by SMS to confirm that this is your number.

Your details go to one single agency in your area, never to several. It calls you, and you sign nothing with us.

Where these figures come from

Every residential lease must be declared to the FPS Finance. For each municipality, the FPS publishes the rent below which half of the flats, and half of the houses, were let during the year (2025 leases, open data, published on 21 April 2026).

That figure is only published when the municipality has enough leases in the year. Otherwise nothing is shown, and we do not make up a figure.

We do not adjust that figure: no correction for size, bedrooms or EPC. We prefer a true figure about the municipality to an invented figure about your property.

What this figure does not tell you

The rent for your property. A renovated 100 m² flat lets for more than half of the flats in its municipality, a studio for less. For a precise rent, have an agency come round or compare the listings in your neighbourhood.

The charges. Declared rents exclude charges: water, heating or common areas come on top.

The increases since 2025. Leases signed in 2025 do not reflect indexation or the increases of 2026.

The three official websites

Each Region has its own tool, with its own terms of use. We do not reproduce their figures: we send you there.

  • Brussels

In Brussels, the lease must state the Region's reference rent. The official website works it out for your home (in French or Dutch).

    Open loyers.brussels
  • Wallonia

Wallonia publishes a grid of indicative rents. The official website gives the indicative rent for your home (in French).

    Open loyerswallonie.be
  • Flanders

Flanders offers the Huurschatter, an official tool that estimates the rent of a home from its characteristics (in Dutch).

Frequently asked questions

It is the rent below which half of the flats, or of the houses, in the municipality were let during the year: half of the leases are below it, the other half above. It comes from the leases declared to the FPS Finance, and it is published separately for flats and for houses.
The FPS Finance only publishes a figure when the municipality has enough leases in the year for that type of home. Below that, the figure would mean nothing. Look at the neighbouring municipalities, or at the official website for your Region.
Not as it stands. The figure describes the municipality, not your property. A larger, renovated or better insulated home lets for more; a small home or one in need of refreshing, for less. In Brussels, the lease must also state the reference rent worked out on loyers.brussels.
No. The declared rent is the rent excluding charges. Water, heating or common areas come on top.
They are the leases signed in 2025, published by the FPS Finance on 21 April 2026. A lease signed today may be slightly higher: indexation and the increases of 2026 are not included.
