About Immolytics
An independent publisher of Belgian property data.
Immolytics gathers the public data of the Belgian property market, attaches it to the country's 581 municipalities and publishes it with its source and its date. The site is published under the Immolytics name alone: what you read commits the publication.
What Immolytics does
- Publish the median sale price of every Belgian municipality, by property type and quarter, since 2010.
- Attach to those prices what explains them: EPC classes, building permits, income, schools, transport, crime.
- Offer free calculators: notary fees, borrowing capacity, rental yield, property tax.
- Track Belgian public auctions every day and publish their verifiable facts.
- Document the method, source by source, and correct it when it is caught out.
What Immolytics does not do
- We are not an estate agency and we sell no property.
- We take no commission on a transaction.
- We give no investment, legal or tax advice.
- Our online estimates are indicative: they start from the municipality's medians, and only a visit gives a price. We say so with every result.
- We publish no testimonial, client logo or usage figure that we could not prove.
How the site is funded
- Subscriptions to our monitoring services for investors.
- Partner links, always disclosed as such where they appear.
- Introductions between homeowners who sell and estate agencies in their municipality: the agency pays a fixed amount per contact, never a percentage of the sale, and a contact goes to one agency only.
No partner has any say over a figure, a ranking or an article. The data comes from official sources, not from advertisers.
The method is public
Every figure on the site has a named source, a vintage and an update frequency. It is all on one page, including what we cannot do and the limits we accept.
