Methodology

Prices shown are real median sale prices registered by Belgian notaries, published by Statbel (Directorate-general Statistics). For each municipality and year, the median price from the latest available quarter is used. Data covers 2019-2026 for houses, apartments, and villas. Municipalities without data for a given property type or year appear in grey on the map.

Where does the property price data come from?
Data comes from Statbel, Belgium's statistical office, which publishes actual sale prices registered by notaries. This data is available under a CC BY 4.0 licence and is updated quarterly.
Why do some municipalities appear in grey?
Municipalities appear grey when no price data is available for the selected property type and year. This happens especially for villas in small municipalities or in the earlier years of the series.
What is the difference between median and average price?
The median price is the price above and below which 50% of transactions fall. It is less sensitive to extreme values than the average and better reflects the typical market price.
Why does the data start in 2019?
Statbel's quarterly data at the municipal level is reliably available from 2019 onwards. Belgian municipal mergers in 2019 make earlier comparisons less relevant.
