Notary Fee Calculator

Notary fees represent 5% to 15% of the purchase price depending on region and profile. They include registration duties (12.5% standard in Wallonia and Brussels, 12% standard in Flanders, with reduced rates for first-time buyers), notary honoraria (1950 Royal Decree sliding scale) and administrative costs (around €1,100).

The standard rate is 12% (reduced from 12.5% in 2022). For the sole own home (enige eigen woning), the reduced rate is 2% since 2025 (down from 3% previously). From 2026 onwards, a new condition applies: continuous occupation for at least 1 year and full ownership only.

Since 1 January 2025, a reduced rate of 3% applies to the sole own home (first-time buyer owning no other property, must live there for at least 3 years). This 3% rate replaced the old €20,000 abatement, the 'chèque habitat' and the 6% reduced rate for modest homes, all abolished. Otherwise the standard rate remains 12.5%.

In Brussels, the standard rate is still 12.5%, but since 1 April 2023, the taxable base is reduced by €200,000 for a natural person establishing their main residence, if the property price does not exceed €600,000. Conditions: domicile within 3 years, keep 5 years, no other home in full ownership.

Notary honoraria are fixed by the Royal Decree of 16 December 1950 (sliding scale from 4.56% down to 0.057% by bracket) and are identical across all Belgian notaries. They are not negotiable. Only administrative costs (around €800 to €1,500) may vary slightly.
