At the average rate of 3.53% published by the National Bank for August 2026, a monthly payment of 1,000 euros repays about 199,000 euros over 25 years. Registration duties and notary fees then come out of your savings.
No law sets a percentage. For the monthly payment to take a third of your income, you need a net income of three times the payment. The National Bank mainly watches loans that finance more than 90% of the price and whose monthly payment is more than half of disposable income. Each bank applies its own rule.
