EPC: quick definition
The EPC (Energy Performance Certificate), called PEB in French-speaking Belgium, is an official indicator of the energy performance of a dwelling. It measures theoretical energy consumption per square metre per year, expressed in kWh/m².year.
The 7 EPC labels from A to G
- A (≤ 45 kWh/m².year)
- B (45 to 95)
- C (95 to 150)
- D (150 to 210)
- E (210 to 295)
- F (295 to 400)
- G (> 400)

A 2-label gap (e.g. A vs C) can mean a 15 to 25% price difference.

Flanders (strictest)
A house sold with an E or F label must be renovated to reach at least D within 5 years of purchase.
Wallonia
2050 target: average label A for the residential stock.
