Energy Audit Belgium: Price, Process and 2026 Subsidy

The Immolytics editorial team

Energy audit vs EPC certificate: what's the difference?

The EPC is an official diagnosis that assigns a label (A to G). The energy audit is a deep analysis with a detailed renovation plan. The audit studies heat losses post by post, simulates scenarios and computes the ROI.

Energy audit price in Belgium 2026

  • Detached house: €700 to €1,500
  • Apartment: €500 to €900
  • Multi-unit building: €1,000 to €3,000

The home audit in Wallonia: required for the Rénopack

In Wallonia, the energy audit (housing audit) is mandatory to obtain the Rénopack or the Rénoprêt, the loans that replaced the Primes Habitation on 1 October 2026. It must be carried out or updated no more than one year before the loan application. The €660 audit premium disappeared with the Primes Habitation, but the cost of the audit can be financed by the loan. The audit must be performed by an SPW-certified auditor.

How an energy audit runs

  1. First contact and quote
  2. Deep site visit (3 to 5 hours): full measurements, optional blower-door test and thermal imaging
  3. Energy modelling
  4. Detailed report (15 to 30 pages) within 2 to 4 weeks
  5. Explanation meeting

What's in the audit report?

  • Current energy balance (kWh/m².year and CO₂)
  • Identification of weak points
  • Itemised action plan: 3 to 5 renovation scenarios with costs and gains
  • Estimate of available subsidies (Wallonia, Flanders, Brussels, 6% VAT, green loans)
  • Expected payback period
  • EPC label before/after per scenario

No, only the EPC is mandatory for sale.
