How to read this table
A Belgian property auction now runs online, on the notaries' platform. The notary sets a starting price, opens bidding for an announced period, and the property goes to the last bidder if the seller accepts the price reached. We survey these sales daily and publish only the facts: municipality and locality, property type, energy certificate, bedrooms, floor area when known, starting price and session dates. The description, the photographs and the exact address stay with the notary, where every row links out to.
Against the starting price we set the median price actually paid in that municipality for the same property type, computed from the notarial deeds published by Statbel. A median splits the market in two halves: half the sales close below it, half above. It is a sturdier reference than an average, which a single expensive villa distorts.
The gap shown compares the starting price to that median. Minus forty percent means bidding opens forty percent below the municipal median price, nothing more. It measures the starting point, which is enough to spot in seconds the lots worth a viewing and a careful read of the terms of sale.
What the gap does not say: it does not say the property is worth the median. A very low starting price often reflects poor condition, a small floor area, an undivided share, occupancy or an easement. Nor does it say what the lot will fetch, because bids rise. The median is a market reference, never a valuation.
Finally, the hammer price is not the acquisition cost. Add registration duties, the notary's fees and the costs specific to a public auction, all detailed in the terms of sale. That document also carries the payment terms, the occupancy status and any easements: read it before the first bid, not after.
