How to read this table

A Belgian property auction now runs online, on the notaries' platform. The notary sets a starting price, opens bidding for an announced period, and the property goes to the last bidder if the seller accepts the price reached. We survey these sales daily and publish only the facts: municipality and locality, property type, energy certificate, bedrooms, floor area when known, starting price and session dates. The description, the photographs and the exact address stay with the notary, where every row links out to.

Against the starting price we set the median price actually paid in that municipality for the same property type, computed from the notarial deeds published by Statbel. A median splits the market in two halves: half the sales close below it, half above. It is a sturdier reference than an average, which a single expensive villa distorts.

The gap shown compares the starting price to that median. Minus forty percent means bidding opens forty percent below the municipal median price, nothing more. It measures the starting point, which is enough to spot in seconds the lots worth a viewing and a careful read of the terms of sale.

What the gap does not say: it does not say the property is worth the median. A very low starting price often reflects poor condition, a small floor area, an undivided share, occupancy or an easement. Nor does it say what the lot will fetch, because bids rise. The median is a market reference, never a valuation.

Finally, the hammer price is not the acquisition cost. Add registration duties, the notary's fees and the costs specific to a public auction, all detailed in the terms of sale. That document also carries the payment terms, the occupancy status and any easements: read it before the first bid, not after.

Often they do, and that is the main risk of a public auction. The starting price is a hook chosen to attract bidders, never a valuation of the property. Across the sales we follow through to closing, the final bid almost always exceeds the starting price, sometimes by a wide margin. That is exactly why you set your ceiling before bidding opens, calmly, and hold it once the pace picks up. A lot showing a wide gap to the median deserves a closer look, it promises nothing about the final price.
A public auction is not an ordinary purchase agreement. The award binds you immediately and the terms of sale set the payment deadline, usually a few weeks, with costs due even earlier. You therefore need an approved loan or available funds before you bid. That is the first reason properties leave below market value: far fewer buyers can pay on that timetable than in a private sale.
No. A public auction has no financing condition of the kind that protects buyers in an ordinary sale. If you are awarded the lot and your loan falls through, you remain bound and risk a resale at your expense. Have your borrowing capacity confirmed before you bid, and keep a margin for registration duties and fees.
In Flanders, the buyer of a home rated E or F must bring it to label D within five years of the deed, under the regional renovation obligation. An apparent discount then becomes a renovation budget to finance on a fixed timetable. Wallonia and Brussels have no equivalent obligation today, but an F or G rating still weighs on running costs and on resale. The certificate appears in our table whenever the notary published it.
Yes. Viewings are organised and their dates appear on the notary listing. They are short and crowded, so bring someone who can price the works on the spot. Buying a lot unseen is a gamble, and a public auction leaves no room to renegotiate afterwards.
Because the starting price is sometimes symbolic, or because the lot is not comparable to a standard home: a ruin, an undivided share, an occupied property, a very small floor area, a usufruct or bare ownership. The municipal median, by contrast, is computed on ordinary sales. A gap of minus eighty percent almost always means the terms of sale must be read first, not that a bargain is waiting.
