How much does a house cost in the Brussels-Capital Region?
In 2025, the median price of a house in the Brussels-Capital Region was €530,000, across 2,183 sales, according to Statbel. For an apartment it was €270,000. In the first half of 2026, Statbel's latest release, the median price reaches €570,000 for a house and €275,000 for an apartment.
A house there costs 68% more than in Belgium as a whole, where the median price was €315,000.
The gap between municipalities is still wide: in 2025, the median house sold for €785,000 in Ixelles, against €341,000 in Anderlecht.
How prices have changed in the Brussels-Capital Region
Since 2010, the median house price in the Brussels-Capital Region has gone from €325,000 to €530,000, a change of +63%. Over one year, from 2024 to 2025, it changed by +5%.
For an apartment, it went from €160,000 to €270,000 over the same period, a change of +69%.

For apartments, the most expensive municipality in 2025 is Woluwe-Saint-Pierre (€370,000) and the cheapest is Anderlecht (€210,000), out of 19 ranked municipalities.
How to read the map
On this page, only the municipalities of the Brussels-Capital Region stand out in relief. The other Belgian municipalities stay flat and grey. The "All of Belgium" button brings back the relief for the whole country.
Each municipality is a block: the more its houses sell for, the taller the block. The price shown is the middle sale price of the year: half the houses sold for less, the other half for more. The colour says the same thing in nine shades, from light green for under €200,000 to very dark burgundy for €650,000 and over. Houses and apartments share the same colours and heights, so you can compare them at a glance.
For 2026, Statbel has only published the first six months so far. The map will show the full year as soon as it is out.
