Displayed prices are municipal medians: half of all sales are above, half below. The actual price of a property depends on its neighborhood, size, condition and EPC. It can therefore differ significantly from the median.

Frequently asked questions about property estimation

Our tool uses official Statbel median prices for each Belgian municipality, adjusted based on surface area, property condition and energy performance (EPC). The result is an indicative price range based on real market data.
The estimation is based on official Statbel data from notarized sales deeds. It provides a realistic market indication but does not replace professional expertise. Accuracy depends on the number of transactions in your municipality.
You can estimate houses (2-3 facades), villas (4+ facades) and apartments across all 581 Belgian municipalities. Land plots are not available in current Statbel data.
Prices come from the latest quarterly Statbel publications, based on registered notarized sales deeds. Data covers the period 2019-2026 and is updated regularly.
