Tax deductibility
Ability to deduct certain property expenses from the taxable base or obtain a tax reduction.
Full definition
Tax deductibility covers property expenses that reduce tax. For one's own home, the former regional mortgage advantages (housing bonus, chèque habitat) have been abolished for new loans in all three regions: since 2017 in Brussels, 2020 in Flanders and 2025 in Wallonia. Older loans keep them until they end. For a property that is not one's own home, the law of 18 December 2025 abolished most federal advantages from tax year 2026, including the ordinary interest deduction. Capital repayments and life insurance premiums for loans taken out up to 2023 may still qualify for the long-term savings reduction, under conditions. Regional renovation grants are not tax deductions but direct aid. Given these changes, tax advice is useful before investing.
