Rent indexation
Annual adjustment of rent based on the consumer health price index.

Rent indexation lets the landlord adjust the rent once a year to the health index, on the anniversary of the date the lease took effect. In all three regions, it is allowed unless the lease expressly rules it out, provided the lease is in writing. The landlord must ask for it in writing, and it only applies back to the three months before the request. In Wallonia and Brussels, the lease must also be registered, and in Brussels the landlord must have given the tenant an EPB certificate. The formula is: base rent × new health index / starting index. The new index is the one for the month before the lease anniversary. The starting index is the one for the month before the lease was signed (in Flanders, the month before it took effect). Between late 2022 and late 2023, all three regions limited or blocked indexation for homes with a poor energy rating. In Wallonia, that limit ended on 31 October 2023. In Brussels and Flanders, a correction factor still reduces the indexed rent of those homes.
