Notary costs cover all amounts paid when the authentic deed is signed. Most of it does not go to the notary: it is the registration duty, paid to the region. For a sole own home, it is 2% in Flanders and 3% in Wallonia; in Brussels, the rate is 12.5% with an abatement of EUR 200,000 for a price of up to EUR 600,000. For other purchases, the rate is 12% in Flanders and 12.5% in Wallonia and Brussels. On top come the notary's fee, set by a sliding legal scale, 21% VAT on that fee, and costs for searches, transcription and the file. The total therefore depends heavily on the region and the buyer's situation. If the purchase is financed with a mortgage, a second deed is signed for it, with its own costs.
