Sales come from Biddit, the Belgian notaries' official platform. Municipality prices come from Statbel, the Belgian statistics office, which publishes the prices of sales signed at the notary.

Frequently asked questions

Bidding pushes the price up. Doesn't the bargain vanish?: The price rises, yes: typically by +29.3% from start to end. Yet 124 of the 161 tracked sales ended below their municipality's price, with a typical discount of -29.4%. The 37 others are in the table too.
Do I need to pay fast?: Yes. After a public sale you pay within a few weeks. You need the bank's agreement or the money before bidding. Pépites tells you where to look and how far to go; it doesn't finance.
I have never bought at public sale.: No problem. Each sheet links to the sale on Biddit, where the notary answers questions and arranges visits. Start with the free edition to get the hang of it.
Why €1,000 a year?: One good deal, or one overpriced buy avoided, pays for the year. If you never buy at public sale, don't take it: it's no use to you.
Where exactly does the data come from?: Sales come from Biddit, the Belgian notaries' official platform. Municipality prices come from Statbel, the Belgian statistics office, which publishes the prices of sales signed at the notary.
