Registration duties: a key factor in property purchase
When buying property in Belgium, registration duties are one of the most significant costs after the purchase price itself. These duties are paid to the regional government and apply to the sale price (or fair market value if higher).
Wallonia: 12.5%
Wallonia applies a rate of 12.5% on the purchase price. For a property at 250,000 EUR, this represents 31,250 EUR in registration duties. There is a tax reduction for the sole own dwelling: the first 20,000 EUR of the price is exempt, saving 2,500 EUR.
Brussels: 12.5% with enhanced reduction
Brussels also applies 12.5%, but offers a more generous reduction: the first 200,000 EUR is exempt for the purchase of a sole own dwelling (max price 600,000 EUR). This represents savings of up to 25,000 EUR.
Flanders: 3% (2022 reform)
Since January 1, 2022, Flanders has reduced its rate to 3% for the sole own dwelling (previously 6%). For investment properties, the rate remains at 12%. If the property has an EPC label A or B, an additional reduction applies: the rate drops to 1% (energy renovation).
