Urban planning in Belgium is a regional competence that regulates land use, construction, and soil utilization. Each region has its own code: CoDT in Wallonia, CoBAT in Brussels, and the Vlaamse Codex Ruimtelijke Ordening in Flanders. Planning maps determine constructible zones (residential, industrial, agricultural, etc.). Before any property purchase, the notary performs urban planning searches to verify the property's compliance: existing building permits, potential violations, zone designation. The buyer must ensure the property is in a regular situation and that future plans (extension, change of use) are compatible with local urban planning regulations.
