The co-ownership regulations are a legal document defining the rules of living and operation within a co-ownership. In Belgium, it is established by notarial deed and is an integral part of the base deed. It specifies: rights and obligations of each co-owner, rules for using common and private parts, distribution of common charges, majority rules for decisions at the general assembly, and any restrictions (pets, professional activity, works). Any modification requires a vote at the general assembly with the majorities provided by law. The buyer of a co-owned lot is automatically bound by the existing regulations. It is essential to consult them before purchase to avoid unpleasant surprises.
