A building permit is the administrative authorization needed to carry out construction, renovation, demolition, or change-of-use works on a property. In Belgium, the procedure varies by region. In Wallonia, the permit is issued by the municipal council (30 to 115 days depending on the procedure). In Flanders, the building permit has been integrated into the omgevingsvergunning (environmental permit). In Brussels, the permit is governed by CoBAT. Certain minor works benefit from exemptions or simplified declarations. Urban planning violations (works without permit) can result in fines, mandatory restoration, and difficulties upon resale. The notary systematically verifies the urban planning situation during a sale.
