Full definition

Furnished rental involves renting a property equipped with all furniture and appliances needed for daily life. In Belgium, it differs from unfurnished rental in its taxation: rental income from a furnished property is taxed differently. The real estate portion is taxed on the indexed CI multiplied by 1.4, while the movable portion (furniture) is taxed on actual income (movable rent) minus 50% flat-rate expenses. In practice, total rent is split between the real estate share (60-80%) and the movable share (20-40%). Furnished rent is 10 to 30% higher than unfurnished. Leases are generally short-term (maximum 1 year for primary residence). This type of rental attracts expats, students, and mobile professionals.
