The inventory of fixtures is a detailed document describing the condition of a rented property, established contradictorily between landlord and tenant. In Belgium, it is mandatory for primary residence leases (2007 law, amended). It must be completed within one month of moving in, in the presence of both parties or by an independent expert. The document describes room by room the condition of walls, floors, ceilings, sanitary installations, electrical installations, and heating. It serves as a reference to compare the condition at exit and determine rental damages. Expert costs (EUR 150 to 400) are shared between the parties. In the absence of an entry inventory, the tenant is presumed to have received the property in good condition, which works against them in case of dispute.
