Renting a single dwelling to multiple tenants sharing common spaces.

Full definition

Shared housing is a living arrangement where multiple tenants share the same dwelling, each with their own private room. In Belgium, shared housing has been legally regulated by the regions: in Wallonia (2018 decree), Brussels (2018 ordinance), and Flanders (Vlaams Woninghuurdecreet). The co-tenancy lease allows each tenant to sign individually (no joint liability) or via a single joint-liability lease. For investors, shared housing offers 20 to 40% higher yields compared to traditional rental, as the total rent (sum of rooms) exceeds a single lease rent. University cities (Louvain-la-Neuve, Ghent, Brussels, Liege) are the strongest markets. Note: a building permit may be required for room division.
