Common charges are expenses shared among co-owners for the maintenance and operation of a building's common areas. In Belgium, they typically include: cleaning of common areas, elevator maintenance, building insurance, syndic fees, collective heating, common water, electricity for common areas, and the reserve fund (mandatory since 2010, minimum 5% of ordinary charges). Distribution follows the shares (tantièmes) defined in the base deed. Average charges range from EUR 100 to EUR 350 per month depending on the building's age and amenities (elevator, pool, concierge). For investors, high charges reduce net yield. It is essential to review the accounts of the last 3 years and assembly minutes before purchasing to anticipate future works.
