Valuing an Apartment: Setting the Price in Belgium

Which features drive an apartment's value, how the municipal median price from notarial deeds works, and when a formal valuation becomes necessary.

Valuing an apartment means deriving its value from what comparable apartments in the same municipality fetch, then adjusting that base for surface, condition and energy performance. Online it takes a few minutes, with the median prices from notarial deeds as the starting point.

A valuation stays a range, not a selling price. It tells you whether an asking price sits near the market, and which features of your apartment push that price up or down.

What an apartment valuation actually is

Valuing is comparing. You look for the price of apartments that resemble yours on the main points, and you correct the difference.

For an apartment the comparison points are sharper than for a house. Location is fixed per building, the layout varies little within the same block, and the surface is measurable. A statistical valuation therefore usually works better for apartments than for single family homes.

What keeps weighing is everything that differs inside the same building: the floor, the orientation, the condition of the common areas and the energy label.

Which features drive the value of an apartment

The municipality and the habitable surface set most of the price. The rest is decided by a short list of features that buyers check systematically.

  • the floor and whether there is a lift
  • the number of bedrooms and bathrooms
  • terrace, garden or no outdoor space
  • a parking space or garage, valued separately
  • the condition: ready to move in, good condition or to renovate
  • the EPC label from A to G
  • the monthly common charges

Those last two are the most often underestimated. A buyer reads a weak label and high charges as a bill that follows the deed, and subtracts it from the offer. What the label concretely means for the price and for your obligations is set out in our explanation of the EPC.

How the municipal median price forms your starting point

The median price of your municipality is the fairest base publicly available, because it comes from notarial deeds, so from prices actually paid rather than asked.

Statbel publishes those sale prices per municipality and per property type, counting apartments separately from houses. That distinction counts: within the same municipality, the median price of an apartment rarely sits at the same level as that of a house.

On that basis a valuation works in four steps: the municipality, the property type, the features of your apartment, then the corrections for condition and energy label. The result is a price range with a confidence level, not a single figure.

What an online valuation does not see

An online valuation does not know your building. It works with the features you enter, and everything outside that stays invisible.

Four things make the difference and you have to assess them yourself:

  • the view and the daylight, which differ sharply within the same building
  • the condition of the common areas, from roof to lift
  • the health of the co-ownership, with the reserve fund and the planned works
  • the decisions of the general assembly already taken but not yet carried out

How to check your valuation yourself

You check a valuation by putting it next to three other sources: the current asking prices in the area, the median price of your municipality and that of the neighbouring ones.

Asking prices of comparable apartments tell you what sellers dare to ask today. They usually sit above the prices paid, so use them as a ceiling and not as a reference.

The median price of the municipality tells you where the middle of the market lies. If your valuation deviates strongly from it, look for the feature that explains the gap: surface, condition, label or outdoor space.

The neighbouring municipalities put your price in perspective, because a municipal border sometimes shifts the price level without the area changing. The municipality comparator puts two of them side by side.

When you need an accredited valuer or a notary

For a sale between private parties a good online valuation is usually enough. For anything with legal consequences, it is not.

In those cases ask for a formal valuation:

  • an inheritance, where the declaration needs a defensible value
  • a divorce or a buyout between co-owners
  • a mortgage, where the bank sends its own expert
  • a discussion with the tax authority about the declared value

FAQ

How accurate is an online apartment valuation?

It gives a range around the market value, not an exact price. Accuracy rises in municipalities with many transactions and falls for atypical properties, such as a rooftop apartment or a loft in a converted building.

Can I value an apartment without knowing the surface?

Better not, because the habitable surface is the most important variable after location. You find it in the deed of sale, in the EPC report or in the base deed of the co-ownership.

Is a valuation the same as an asking price?

No. The valuation approaches what buyers pay, the asking price is what the seller asks. The gap between the two decides how long an apartment stays on the market.
