How this figure is calculated
  • You keep the right to live in the property for the rest of your life. This right is worth 29.20% of the price, according to the official 2026 usufruct table, published in the Belgian Official Gazette on 3 July 2026.
  • Life expectancy according to the 2025 Statbel mortality tables: 14.0 years.
  • Rate of 0.42% per year: the official rate of 2.43%, minus 2% inflation, the target of the European Central Bank. It is reduced because the annuity is indexed.
  • Method: we take the value of your right to live in the property away from the vacant value, then the lump sum. The rest becomes an annuity, paid every month for as long as you live.

You start from the vacant value of the property. In an occupied sale, you take away the value of the right to live there that the seller keeps, read from the official usufruct table published every year in the Belgian Official Gazette. You then take away the lump sum. The rest becomes a monthly annuity, paid for as long as the seller lives, using the Statbel mortality tables.
In an occupied sale, the seller keeps living in the property for the rest of their life: the price is lower, because the buyer cannot live there. In a vacant sale, the seller leaves: the buyer pays the vacant value and can live there or rent it out.
No, if the buyer is a private person who is not acting professionally: the annuity is a way of paying the price. If the buyer is a company, the annuity is taxable, on a base limited to 3% of the capital (articles 17 and 20 of the Income Tax Code).
The buyer. In an occupied sale, they are calculated at least on the value of the property in full ownership: 12.5% in Wallonia and Brussels, 12% in Flanders. The reduced rates for your own home do not apply, because the buyer does not buy full ownership. Your notary confirms the exact amount.
