The building manager (syndic) is the administrator of a co-ownership, appointed by the general assembly of co-owners for a maximum renewable term of 3 years. In Belgium, the syndic can be professional (accredited by IPI — Professional Institute of Real Estate Agents) or voluntary (a co-owner). Duties include: maintenance of common parts, financial management (budget, calls for funds, accounts), convening and executing decisions of the general assembly, subscribing insurance, maintaining the post-intervention file, and representing the co-ownership in court. Fees for a professional syndic range from EUR 150 to EUR 300 per lot per year. The 2018 law strengthened the syndic's transparency obligations.
